Listing with a Realtor is EXPENSIVE
Realtors provide a great and valuable service but, it will cost you. The experience, data, and strategies that a Realtor provide help sellers make smart decisions as they sell their homes.
Realtor Commissions vary greatly, but generally you can assume that you're looking at 6% of the sales price. In the DC area, where I live, the average sales price is $500,000, so you'd be looking at a $30,000 total commission paid at closing. If your house is $1M, we're talking $60,000!
The Realtor you hire (the listing agent), then offers to share part of that $30k (let's say 15k) with any other Realtor who brings them a buyer (the buyer's agent).
The good part for the seller is that this money is paid only when the Realtor successfully makes a deal and the house gets sold. You get someone working for you for you and ONLY pay for results. It's very hard work to be a Realtor and lots of times they (we) do NOT get paid for the work we do if a deal falls apart, even after hours of stress and work.

The other option is to try to sell your house yourself. This is often called "For Sale By Owner" or FSBO (pronounced FIZBO).
First, I'll say that FSBOs sell for less than houses listed with Realtors. I've found statistics that say 6% less and one from the National Association of Realtors that says as much as 20% less.
Is it worth it to save $30,000 in commissions but sell your house for $100,000 less? Duh! No!
Even if you sell for 6% less but you saved 6% in commissions it's still not worth it, because you're taking on a lot of work and time and stress.
Why are FSBOs so unsuccessful? Simply put, there is a real skill to selling houses. This isn't quantum physics, but there are things you wouldn't know unless you were trained by someone in the industry, teaching you a repeatable, proven process for selling houses...
